Southeast San Clemente is a heterogeneous community comprised of custom-built and tract-style homes – from condominiums to townhomes to single-family homes. Several neighborhoods fall within the boundaries of southeast San Clemente, but the primary prerequisite is an address east of the I-5 and south of Avenida Presidio. Relative proximity to popular beaches and surf breaks makes this area highly desirable. Southeast San Clemente is an up-and-coming area with a deeply rooted surf culture.

The locals often refer to this area simply as “Southeast.” As San Clemente has grown, and perhaps in spite of its growth, a relatively big city exudes the vibes of a small beach town. And perhaps nowhere is this vibe strongest than in southeast San Clemente. Proximity to and appreciation for the outdoors – from hiking trails to golf courses to surfing spots – is close by but within reach of downtown. Residence in southeast San Clemente may or may not include association dues, depending on the neighborhood, but it does not include Mello-Roos. From Middles to Lowers to Uppers to Cottons, San Clemente’s most famous surf breaks and landmarks are minutes away. Downtown restaurants and shopping are just down the road. Work commutes are made simple with easy access to I-5 via El Camino Real.
