The Coast District is a master-planned community in north San Clemente. Located just east of I-5, coastal living meets suburban living with a sizeable community built amidst rolling hills and canyons. “The Coast” is one of the more well-established communities, comprised primarily of single-family homes. Residences fall into 14 distinct builder tracts plus Las Marias condo community, Shorecliff Mobile Park, and numerous custom homes. The Coast District homeowner values coastal living but more importantly suburban living – individual tracts are not overpopulated, larger lots afford extra privacy, and cul-de-sacs limit thru-traffic.
What sets the Coast District apart from the rest of San Clemente is its large home sites, with lots ranging upwards of 10,000 square feet. Neighboring the Shorecliffs Golf Course, it is truly a community designed with families in mind. It is no surprise then that there is a lack of condo options but an abundance of single-family home options. An added bonus – beautiful views from many Coast District residences upgrade the design inside and out. Even though homes do not offer as many or as expansive of ocean views, when compared to more elevated or beach-close neighborhoods, residences boast sunrise to sunset views over hills and canyons, golf courses and ridgelines.
Coast District homes are designed between 1,540 to 4,370 square feet with two to five bedrooms. And Las Marias condos range from 2,100 to 2,600 square feet with two to three bedrooms. What remains the same for most Coast District residences is that they enjoy all manner of recreation from multiple community facilities. Many residents live adjacent to the Shorecliffs Golf Club, San Gorgonio Park, and Camino De Los Mares shopping, and more. Residence in the Coast District does include association dues and may include Mello-Roos depending on the neighborhood.
